A new condominium development in the hot and historic community of Bridgeland will give buyers more space for the money.Brio Bridgeland is a four-storey boutique condo development slated for now-vacant land on McDougall Road N.E. The developer, Fortress Residential Group, recently launched its pre-sales campaign aimed at buyers who have been considering an inner-city condo but are not content with inner-city home sizes.“We tried to design something that was a little larger from a unit perspective,” says Blake Parker, principal of Fortress who brings with him multi-family experience in the Arizona real estate market. “That was something we did intentionally by creating an intimate 15-unit project.”Brio offers one-, two- and three-bedroom single-level floor plans ranging from 700 to 1,400 square feet. The two-storey penthouses come with the promise of unobstructed city views.“Every building to the west of Brio is built out at three levels. We were able to get approval for a fourth level, so that’s where our rooftop patio is located with nice, clear views to downtown,” says Todd Klewchuk who is overseeing marketing for Fortress. The outdoor space will have fire pit tables, a barbecue and social area and garden boxes. Each home will have a balcony with gas hookup and storage. With the larger footprint, each unit offers bigger bedrooms, chef-inspired kitchens with good cupboard space, quartz countertops and Fisher & Paykel stainless steel appliances. The open-floor plans will have large windows allowing for plenty of natural light.Amenities included in the building are a fitness and yoga studio, a bike, ski or snowboard tuning area, a dog wash and titled, underground parking.Named Best Neighbourhood in 2018 by Best of Calgary, Bridgeland shows no sign of losing its cachet as a trendy, walkable desirable place to set up house. The growing number of restaurants, shops and modern condo developments attract a wide range of new home buyers who like the downtown life style but would rather admire it from the other side of the Bow River. There’s quick access to bike paths on along the river with a handy LRT stop.Pre-construction pricing on Brio units starts at $329,000.The presentation centre is at 813 1st Ave. N.E., two blocks from the Brio site at 811 McDougall Rd. N.E., open Monday, Thursday and Friday from 2 to 6 p.m., weekends from noon to 4 p.m. For more information, briobridgeland.ca.
