Amin and Rozmin Lakhani are excited to move into their Cornerbrook home by Trico Homes.
There’s nothing like the impending arrival of a baby to make the future feel less distant. When Amin and Rozmin Lakhani learned they were expecting their first child, one of their first thoughts was that they needed a larger home — a place where he or she would grow up.Despite having just built a new home in the northeast community of Redstone in 2016, the Lakhanis felt the time was right to move to the next level.“We have a Jayman Built laned home with a detached garage, and we wanted something with an attached garage,” says Amin, an IT consultant who also works on the north side of the city.“In terms of community, we decided to go with Cornerbrook by WestCreek Developments. They built Legacy in the south and we liked what they did there. We assumed they’d do the same thing with this community in the northeast,” he says.Cornerbrook is a small neighbourhood north of Country Hills Boulevard, west of Stoney Trail with a projected build out of just 1,500 homes. Cardel Homes, Stepper Homes, Trico Homes and WestCreek Homes are the participating builders, helping to shape the small community planned around a central park that makes up 30 per cent of the area. With lots backing onto the ponds and wetland areas, Amin says it was a rare opportunity for them to stay in the northeast, where they are deeply entrenched in the community, and to build a large home on a walkout lot. They were fortunate to find a walkout lot backing onto a pond, which was perfect for Trico’s Kingston model home. At nearly 2,400 square feet, the front-drive, two-storey, move-up home has four bedrooms and a bonus room upstairs and a main floor flex room.“I’ll be using the flex room as an office, as I work from home at times. We also thought, for resale purposes, it could be used as a bedroom as it has a small closet,” Amin says. The couple added extra windows along the back of the home to take advantage of the view and enlarged some closets. “Just a few tweaks,” he says. The open main floor area will be ideal for family gatherings, which Amin says happen every other week.“I am mostly looking forward to watching the sunrise across the pond every morning and to raising our family here. We’re not sure if it’s a he or a she, but it will be his or her first home,” Amin says of their child who is expected in November.Cornerbrook was launched in September 2018 and the Lakhanis were one of the first buyers, says Trico area sales manager, Erica Lowe. She says Trico is the fastest-selling builder of front garage models in the community.“Not many opportunities remain to build — just a handful,” she says, noting that Trico’s Kingston, priced from the $500,000s, is only available in Cornerbrook at the present time.“It’s a one-of-a-kind home. It’s very open and the staircase is at the back of the home. Typically, you’ll see the staircase at the front or the middle of the home. Being at the rear actually allows for a more open main-floor plan.”The large kitchen has a spacious corner pantry and a “boxier” island instead of a large, rectangular kitchen island, which adds to the feeling of spaciousness on the main floor. The flex room can be reconfigured with a larger closet and a full bath on the main floor. If a buyer decides to develop the basement, the Kingston can accommodate up to seven bedrooms and four full bathrooms. The front-drive homes in Cornerbrook aren’t zoned for legal suites, Lowe says, but for convenience a separate entrance under the rear stairwell is easy to build into the plans. She says the front-drive homes also have back lane access for extra parking and more privacy.“Next to the great access to Stoney Trail and to the natural areas in Cornerbrook, one of the biggest attractions is the size of the community. It’s not very large and there’s not going to be a lot of traffic or congestion within the community itself,” Lowe says.THE DETAILSCOMMUNITY: CornerbrookDEVELOPER: WestCreek DevelopmentsBUILDER: Trico HomesMODEL: The Kingston front-drive on a walkout lotSIZE: 2,400 square feet, four-bedrooms plus bonus and main floor flex roomPRICE: From the $500,000sINFORMATION: livecornerbrook.ca
