One hundred and forty-eight lots have been graded and serviced, paving is nearly complete and prospective home buyers are welcome at the new Hudson in Creekstone development in southwest Calgary.“Lots are ready to go and can be built on at any time,” says Highfield Development Group president Adrian Munro.Munro says the 48.5-hectare (120-acre) Hudson project, with 26 hectares (65 acres) devoted to environmental reserve, is intended to appeal to those who want to be close to nature and still within easy reach of city amenities. Munro says 37 ridge lots offer views of the foothills and Rocky Mountains and have been set aside for “semi-estate” homes to be built by Broadview Homes.Hudson in Creekstone is located just south of 210th Avenue S.W., on the west side of Macleod Trail. The location is about 25 minutes from the core and just a few minutes’ drive from the Seton YMCA, Sirocco Golf Club, McKenzie Meadows Golf Club, Fish Creek Provincial Park, extensive shopping and several schools.Show homes by Broadview and Stepper Homes are expected to be completed in late fall, with townhomes by StreetSide Developments to follow in the new year, Munro says. He anticipates first possessions of new homes will take place in early 2020. StreetSide is building 27 townhomes and Stepper will build 73 zero-lot-line homes, geared to first-time buyers and downsizers.“We’re doing the ridge lots and the views are really special,” says Broadview’s Meghan Donaldson. Broadview’s new Jasper home has been designed especially for the Hudson development, “with a lofted ceiling and two full storeys of glass in the back” to take advantage of the views. The Jasper features a 2,600-square-foot layout with three bedrooms and an attached garage. Pricing will start in the low $600,000s and other Broadview models will also be available, Donaldson says.Stepper will offer a choice of home styles, including models with single and double front-attached garages, plus paired homes with either front-attached or rear detached garages. Single-family models range from 1,700 to 2,200 square feet, while paired homes are 1,350 to 1,720 square feet.“There are some fantastic basement development options available, as well as other options that allow for additional bedrooms or bonus room space on the upper level, side entry or built-in nook cabinetry,” says Stepper marketing manager Erin Page. More information, including pricing, will be available on the Stepper website from July 17.StreetSide’s two-storey townhomes offer two- and four-bedroom options, with two-car detached garages. Interior finishes include quartz countertops, vinyl plank flooring, designer lighting and optional lower-level development for growing families. Units are about 1,465 square feet, or about 2,200 square feet with finished basements. Interior and exterior renderings will be posted to the StreetSide website in August and preselling will start in the fall.Townhomes will be sold with fee-simple title and no condo fees, a feature intended to help prospective buyers qualify for the most advantageous mortgages, says StreetSide’s Ian Macdonald.“Hudson is unique because of the environmental lands that other communities just don’t have,” Macdonald says. “It’s all about the landscape.”
